DWELL: 355 WEST 120TH STREET REDUCED FURTHER

Number 355 West 120th Street went up on the market earlier in the year for $3.8 million, then had the asking reduced three times now and the new number is nowat $3 million.   As previously mentioned, this is the same block that actress Marcia Gay Harden used to live on before selling that fully renovated home back in 2012 for a then record price and the location is just around the corner from the desirable FDB commercial corridor.  There does not appear to be a lot of additional info except that the layout is in a single-family configuration but the $3 million price range might be a tough sell even for this South Harlem location if this is truly a major fixer upper.  More details on Streeteasy: LINK

We have been trying to get a preview of the new interiors at 92 Morningside but things appear to just only be finishing up at the moment. With that said, checking out the updated website for the gut renovated prewar rental building facing Morningside Park reveals quite a few renderings that pretty much looks like a contemporary boutique hotel.

DEMOLITION: PROGRESS AT 2134 FDB

Scaffolding has been up at 2134 8th Avenue for quite some time and just in the 2-story commercial building is finally being demolished.  Word of mouth has it that new tower might rise at this location just north of 116th Street but permits posted online only show the actual demolition being planned which go back as far as 2013 in paperwork. One possible theory is that the property owner might just be removing the old building on the site so the land would be more attractive to developers but things are pretty unclear at this point in time.

DWELL: 401 MANHATTAN AVENUE SOLD LOWER

One of our favorite homes in South Harlem went in to contract earlier in the year based on a reduced asking price of $2.495 million (from the original $2.8 million and now Streeteast has revealed that the single-family home  at 401 Manhattan Avenue eventually sold for $2.345 million. As mentioned previously, this brownstone by 117th Street was restored by the Victorian curator of the MET before a new owner purchased the townhouse back in 2010 and still retains the accurate color schemes within that reflect the era the address was built.  With two working fireplaces, original details and a whole lot of charm, this jewel box of a home really stands out amongst the bland interiors in a typical listing.  The location of the 18-foot-wide house is also right by the FDB commercial corridor, Morningside Park and the 116th Street subway stop. With all that said, the basement and garden areas are still bit lackluster but should be a pretty easy fix.  More details on Streeteasy: LINK
